Huntington Woods Homeowners Association Board of Directors Meeting

 

 

Meeting Date:           4 August 2003

The next board meeting will be held on Monday, September 8th at the Baker Residence, 1351 Sullivans Ridge.

 

The Annual Huntington Woods Home Owners Association Meeting is scheduled for Saturday, October 4th, at 10:00 am in the Community Room of the Zionsville Police Station.

 

Agenda Items:

 

A.     Ongoing business

 

Mold Issue:

A number of homes within the Huntington Woods subdivision have tested positive for mold stains, high moisture and mold odor. The board recommends that concerned homeowners who have not had their home tested yet contact Trinity Homes directly to schedule an appointment for an inspection. More information on this issue and the Trinity contact name and phone number will be published in the next newsletter. The board will not negotiate with Trinity on behalf of individual homeowners.

Overdue Membership Fees:

A few homeowners have not paid their homeowner’s association fees for the last couple of quarters. The board decided to send another reminder by registered mail to the homeowners affected before taking any further steps.

Road Signs:

The board agreed to request a bid for placing two Yield signs at the entrance of the subdivision as well as two speed limit signs adjacent to Block B on Sullivans Ridge and Block D on Huntington Woods Road respectively. Jon Peterson will obtain quotations for some aesthetically pleasing road signs in addition to a quotation for replacing the existing street signs with more attractive signs.

Mosquitoes:

Mike Latz is contacting Boone County Health to have the wetlands within the subdivision tested again for the presence of mosquito larvae and sprayed if necessary.

 


Landscaping:

The board will contact Rocky Mountain Landscaping with a request to mow a wider strip of common land along Block B on Sullivans Ridge (south side of the street).

Covenants:

A lot of discussion regarding the Huntington Woods Covenants revealed a lack of clarity in the way that our current covenant is written. It was felt to be necessary to obtain some clarity particularly relating to the procedure to change the covenants. The board authorized Chris Carniff to contact an attorney to review the Huntington Woods Covenants and:

1) confirm what it would take to amend the covenant,

2) look at other subdivision covenants related to parking vehicle in driveways

3) if we decide to change the covenant help draft the amendment.

The board authorized a maximum of $500 for this legal opinion.

Cats in the neighborhood:

A neighbor complained about ‘all of the cats running loose in the neighborhood’. The board decided to address this issue in the next newsletter and remind homeowners that the covenant requires homeowners to confine household pets such as dogs and cats to their respective lots.

Newsletter:

Janet Baker will draft the next newsletter for review at the September board meeting.

 

Neighborhood Picnic:

The board agreed to hold the annual neighbor hood picnic on Saturday, September 13th, at 5:00 pm in the cul de sac of Sullivans Ridge. The Homeowners Association will provide meat for the picnic. Residents with their address ending in an odd number will be asked to bring a side dish, and residents with their address ending in an even number will be asked to bring a dessert. In the event of rain, the alternate date is September 20th. Any volunteers willing to help organize the picnic should contact anyone of the board members. More information will be sent out closer to the date.

 

Homeowners Association Annual Meeeting:

The Annual Huntington Woods Home Owners Association Meeting has been scheduled for Saturday, October 4th, at 10:00 am in the Community Room of the Zionsville Police Station.

Agenda items for the annual meeting will be finalized at the September board meeting. Suggestions from homeowners for agenda items are welcome.
